The post How Real Estate Commissions Work appeared first on Newton Search.
]]>Real estate agents are the lovely ladies and gentlemen that list and show prospective buyers around houses, apartments and condos that are for sale. This puts them in the “sales” category of real estate firms, meaning the more they sell, the more money they can potentially make. Thanks to commissions (a percentage of the houses they sell, they earn), real estate agents get additional incentive to close more deals.
The actual percentages themselves can vary by the real estate firm and the individual agents that represent them. However, it typically ranges from around 5-6% – with those of the high-end and luxury variety closing in on double figures.
More times than not, the seller ends up paying all of the commission at the close of sale. This is typically included in the “closing costs” that come up during that final meeting when you finally get the keys to your new home! Though typically, the fees don’t go right from seller to real estate agent. In most cases, it goes to the real estate broker – the one that funds your mortgage, as they often work directly with real estate agents. Sellers can easily calculate the asking price and factor in the commission rate to know what to offer up when the time comes. However, depending on the specific agreement, some of these terms can vary a bit.
Many of these practices are considered the norm and are therefore generally accepted as default. However, there are no legal mandates that make this imperative, so in the event of unlikely circumstances, some adjustments can be made to the contract prior to signing. Your best bet is to work with an established real estate agent that will consider your needs first.
99 times out of 100, absolutely and without a doubt the commission fees are worth working with a real estate agent. First off, your real estate agent most likely knows (and can recommend) other key figures involved with the process (the broker, a real estate attorney, home inspector, a handyman, etc.) The peace of mind knowing you have a network of trusted professionals will save you some hours of sleep. Plus, and this is vital – your real estate agent knows the housing market a lot more than you do and I don’t care how much you researched it. Because your real estate agent makes a commission on the sale, you’ll get top dollar for your house, which should more than cover the commission fees. Remember – you’re on the same side!

]]>The post Telehealth on the Up and Up – The Unprecedented Rise of Virtual Healthcare Facilities appeared first on Newton Search.
]]>In the last couple of months, telehealth’s successful provision of healthcare services has silenced the skeptics of this unorthodox method of attending patients. However, I would like to mention here that telehealth’s acceptance and prevalence had started even before the pandemic began.
Various statistics and surveys indicate that the telehealth sector was booming pre-COVID-19 as well. For instance, the worldwide telehealth market size was around $45 billion last year, and it is projected to expand to $175 billion by 2026. Hopefully, we will have a COVID-19 vaccine by next year. So, the rise shown in this six-year projection makes it clear that telehealth’s recent growth has not been propelled by the current pandemic. I myself have used these services to save time and limit time missed from work and other activities.
Besides numbers, patient behavior which was once a great obstacle is also changing for the better. Patients are becoming more open to using healthcare services without visiting the facilities in person. A Massachusetts General Hospital survey indicates that almost 80% of patients believe that arranging a telehealth follow-up visit is far more convenient than arranging an in-person visit.
Apart from the development and availability of technology required for telehealth, this virtual section of the healthcare landscape is booming for various reasons. Since physicians, care providers and patients are the most prominent stakeholders in the future of telehealth, I will try to dissect the popularity of telehealth from their perspective.
Physicians and providers have been investing in telehealth infrastructure for a couple of years now. A report from 2017 suggests that almost 70% of healthcare providers were using telehealth tools. Now, more providers have started to embrace telehealth, and the ones that already have it are expanding their existing infrastructure.
Harvard University has conducted pretty interesting research to discover the money-equivalent of the time you spend waiting for the doctor. The researchers have calculated that it costs a patient $43 for the time they spend visiting the clinic and waiting for the doctor. Out of 121 minutes of an itinerary of a doctor’s visit, a patient spends only 20 minutes with the doctor. By using telehealth, physicians and providers can save patients those precious 80 minutes wasted in commutes and waiting rooms.
Hospitals and clinics are always experiencing a shortage of experts and specialists. They also don’t have the means to expand the premises or increase the sizes of waiting rooms for accommodating the ever-increasing number of patients and people accompanying them. Telehealth has enabled them to deliver healthcare services to more patients from the same premises and with the same human resources.
Physicians and providers operating out of urban centers can now establish a branch for rural and suburban areas without building a full-fledged facility there providing care that may have been inaccessible before.
A healthcare facility has to pay bills and staff salaries while constantly upgrading itself with modern technology and equipment. In this financially strained context, the telehealth division offers a better revenue model to them. They can improve their bottom lines with very little investment.
In a traditional clinical setting, things remain chaotic all the time. This chaos can be dealt with by telehealth systems. When patients are attended through a telehealth system, staff members (physicians, specialists, nurses, and attendants) can deliver their skills and services to the right set of conditions and circumstances.
A survey has found out that 74% of respondents would use telehealth services. The growing Generation Z, millennial, and Generation X population has been fully accustomed to technology, and they don’t mind moving from traditional care provision setup to a virtual one. Apart from these factors, patients are becoming more accepting of telehealth facilities for these reasons.
Many of us don’t want to visit physicians for minor illnesses. This reluctance is primarily rooted in the fact that one has to travel and then wait for their turn to see the doctor. Telehealth has removed both these unwanted elements from doctor-patient interaction.
Healthcare specialists are a rare commodity. Their appointments are hard to get, and you often need to travel long distances to visit them in person. Telehealth services have made specialists more accessible to patients. Patients can get expert advice from a specialist without taking off from work and without emptying their fuel tanks.
For a patient suffering from a recurring or chronic illness, telehealth has become a godsend. Instead of undergoing the inconvenience and hassle of visiting the clinic regularly, they can keep in touch with their physicians through a video link.
Every new technology with all its benefits also involves some tradeoff. So, before I sign off, I would like to have a quick view of the “other side” of telehealth. The first and foremost drawback of telehealth services is certainly the loss of human touch. To be honest, having an in-person checkup has a therapeutic value that only patients can understand.
The other downside, or rather fear, is that care providers will develop a neglectful attitude with the prevalence of telehealth. Instead of trying to investigate the symptoms properly, they will count on antibiotics to cure the disease. Some people also think that the rise of telehealth will further exacerbate privacy issues as it involves transmitting confidential patient data via the Internet.
Despite all these drawbacks and concerns, telehealth’s scope will continue to expand because its benefits for everyone outweigh the issues it poses. Also, many such concerns are arising out of presumptions and overcautious thinking, and they will be ironed out with time.

Address: 930 Tchoupitoulas St Suite
We couldn’t get enough of Cochon because of how unique all of their dishes are. Every bite is an experience (and we know that’s a cliche) but we don’t care! Everything they make is so fun, so this is one of the top spots on this list.
Name: Jacques-Imo’s

Ok, there’s one more really fun spot to get some great grub. From their crabmeat to their panned rabbit and their apps are out of this world. They have a solid beer list too, so that, with the artsy scene, you might infer it’s for a younger crowd. Still go.

]]>Hardscapes can be defined as the “brick and mortar” aspect of landscape or built-in features. These things are the nonliving components. Hardscapes can serve as a practical aspect of your landscape design and include such things as, driveways, sidewalks, and walkways to get you from one place to the other within your landscape. Walls and fences can serve as a barrier between yards and are made from various materials such as stone, iron, or wood. Hardscapes can also serve as a more decorative feature with such things as, patios, decks, waterscapes, garden tresses, gazebos, and much more. These can be pivotal aspects of your landscape that make your design go for ordinary to amazing and make your yard stand out.
Softscapes consist of the living or used to be living components of your design. These include grass, shrubs, plants, trees, and ground cover. Ground cover such as mulch and pine straw and trees and plants are some of the most common types of softscapes. When considering your soft scape components you should take into consideration your geographical location’s climate, rainfall, and also the amount of sun and shade those areas in your design will receive. Some grasses, plants shrubs, and trees require more sun or shade, and placement in your design for these elements is crucial. Consider how much rainfall you receive and some plants and grasses require more or less water to thrive. All of these should be a consideration when designing your space.
Softscapes require maintenance which includes watering, trimming, planting and other tasks to ensure success. Softscapes are often purchased from local home improvement stores, nurseries, or tree farms and are planted, installed, and maintained by homeowners or landscape contractors.
Both hardscapes and softscapes are key elements to a beautiful outdoor space. There are a few differences between the two. Here are 5 key differences.
While both hardscapes and softscapes work hand in hand in the design of your outdoor living space keep in mind when planning out your landscaping oasis you should consider both as key components to your design. Both are crucial parts of your dream landscape design.

]]>The post Fracking 101 appeared first on Newton Search.
]]>
Here’s how Fracking works. Private companies are hired by state governments to remove natural resources such as natural gas, oil (petroleum) and other elements used to make https://www.newtonsearch.net/category/energy/. The process involves fracturing the rock strata by drilling and injecting a pressurized liquid. This technique creates cracks in the deep-rock formations to allow the natural gas, petroleum, and salt water to flow. When the hydraulics are extracted from the wellbore, small grains of hydraulic fracturing agents (usually sand or aluminium oxide) expand to maintain the wellbore, and the fractures the pressurized agents create. Critics of the practice argue that while this action may seal fractures of some size, it is not likely to be effective on larger fractures, thereby creating an ‘escape hatch’ for off-gases, some possibly toxic, to rise to the surface.
Fracking is not new. It has been around and in use globally since the 1940s. Today, it is estimated that over 3 million “frac jobs” have been performed on oil and gas wells with a third attributed to the United States. Governments and Fracking proponents cite that the process is necessary to achieve and to maintain acceptable flow rates in shale gas, tight gas, tight oil (‘tight’ means ‘trapped’), and coal seam gas wells.
Hydraulic Fracturing is highly controversial. Its proponents cite its economic benefits in terms of the cost to acquire natural resources as well as the employment opportunities it creates. Fracking permits easy access to hydrocarbons. Those in favor of Fracking state that hydrocarbons are cheaper fuel alternatives. Harvesting natural gas more economically is an https://www.newtonsearch.net/tag/environmental/ practice as it which burns cleaner and emits half as much carbon dioxide as other fuels, especially coal.
Facking opponents refute those claims and state that gains are eclipsed by the potential environmental impacts. These include possible ground and surface water contamination, noise and air pollution, and the potential to create earthquakes. Much has also been written about Fracking’s contribution to public health hazards and even birth defects.
The state of Pennsylvania is the poster child for Fracking. It is a state with a high unemployment rate, and a lower quality of life than its neighboring states. Back in the 1950s, Pennsylvania embraced Fracking as a means to harvest coal and other subterranean resources. However, over time it has been noted that a drawback to Fracking is methane leakage. To substantiate this fact, a watchdog group, The https://www.edf.org/ (EDF), has recently announced a satellite mission to further locate and measure methane emissions. In fact, during extensive testing and analysis the EDF recently reported that the methane leakage rate in Pennsylvania was found to be well over the reported figures issued by the private Fracking company.
There are other environmental considerations as well. Previously dormant or unknown faults in the earth have shown increased and measurable seismic activity following hydraulic fracturing. It is believed that these faults were caused by the deep-injection disposal of a Fracking byproduct.
This activity has placed hydraulic fracturing is under international scrutiny. The practice is currently restricted in some countries, and has been banned in others. The European Union is seeking legislation to control hydraulic fracturing. In the U.S., particularly in Pennsylvania and its surrounding states, Fracking is a hot campaign item.
To Frack, or not to Frack is a question appearing in more election booths across the United States. Is it acceptable to pay more for fuel or to explore ways to make Fracking a safer future option to heat our homes and run our factories? Let’s not forget that Fracking brings well-paying jobs to many households. Fracking is also an economically sound practice and lowers energy costs. A recent study by the Brookings Institute discovered that households in states where Fracking is legal, gained $200 annually just from lower gas prices.
Other polls indicate that most Americans have little or no idea what Fracking is. And until any long-term health issues are concretely traced to Fracking it may well continue in some states, albeit under tighter regulations. As it becomes more difficult to harvest the natural resources located in our earth’s substrata, other means of energy need to be explored- solar, for example.
The future of Fracking is not clear, but one aspect is: the need for tighter regulations and more controls in place to ensure safer outcomes, not just in our present day, but for the health and wellbeing of future generations..

]]>Medical marijuana is nothing new. In fact, for thousands of years before Christ, the Chinese used cannabis tea to treat a wide range of illnesses and medical conditions. It is even said that Queen Victoria utilized CBD to quel what was then known as ‘female troubles’. During the mid-19th century, an Irish physician, Wiliam O’Shaughnessy, published his study on cannabis’ therapeutic applications. Sadly, his findings were considered so radical at the time, that prominent medical universities and practitioners refused to acknowledge him. Another century would pass before an American chemist, Roger Adam, isolated the cannabis compound, Cannabidiol or CBD.
Again, research on its therapeutic benefits was slow to evolve due to the stigma of its notorious sibling, marijuana. Money for research dried up. However, during the 1980s university work continued on the medically frail with very positive results. In one study, 300mg of CBD was injected daily to a small pool of epilepsy patient volunteers. The dosage proved to be highly effective in reducing or completely eliminating their seizures. However, the outcomes were not publicized, and further study was not subsidized.
However, behind the scenes, the benefits of marijuana increasingly gained ground and support for its legalization led to the passage of the landmark Proposition 215 in California, which legalized marijuana for medical purposes only. Other states followed including Maine, Oregon, Washington, Colorado, Hawaii and Nevada, which incidentally, have thousands of fertile acres ideal for raising (medical) marijuana cash crops.
One of the long-time roadblocks to complete acceptance of CBD is the lack of substantial medical research available, and the public’s continued aversion to anything associated with an addictive drug. For most, cannabis is termed a ‘gateway drug’, in that by itself, it is not particularly harmful, but its use leads to experimentation and addiction to more powerful and dangerous drugs such as heroin, cocaine, and even prescription opioids. However, thanks to the rise of the internet and social media as a public forum, those who have benefitted from the use of medical marijuana and CBD are telling their stories. These range from epileptics for whom seizures are a thing of the past, to cancer patients whose pain has been alleviated, to those who claim that CBD has cured their cancer.
Due to this growing awareness and substantiated accounts by actual patients, the retail market for CBD has increased exponentially. As such the market is predicted to have a value of $22 billion in less than three years. Nearly every day one finds credible articles about a new ailment or condition, such as stress, anxiety, hypertension, wherein a need to be calm and relaxed proves beneficial to health and wellbeing. And for every case, CBD is cited as the vehicle in providing the solution, relief, or cure.
Today, CBD products are seen everywhere. At first they were available only in boutique outlets and stand alone pharmacies. Today big box stores and chain drug stores carry them. Less than a week ago, this author stopped in a Connecticut liquor store and found Gummy CBD products and other cannabis products displayed by the register. For the record, I refrained from buying them for my co-workers as souvenirs.
Recently there have been two more breakthroughs for those who are pro-CBD’s widespread use: The FDA approved a CBD-based oral solution, Epidolex. Available by prescription only, the drug is the first known to utilize the compound CBD in the treatment of epilepsy. In addition, the government has softened its stance on growing CBD which was legalized under the 2018 Farm Bill passed by both Houses in Washington, D.C.
There are countless forums debating the issue and countless more patients who claim that their medical conditions have been reduced, alleviated, or even cured by compounds from the same plant their grandparents smoked to get high. Whether seeing CBD in your local chain store or hearing someone’s account of its therapeutic benefits first hand, CBD is not going away anytime soon. And, as more medical research dollars are allocated for its research, Cannabidiol may yet receive the respect and widespread medical use it seems destined to achieve. Time will tell.
